That means every method, pressure setting, and chemical treatment is selected with the roof's integrity in mind — preserving coatings, flashings, sealants, and penetration seals rather than compromising them.

A commercial or industrial roof that isn't regularly cleaned doesn't just look neglected — it deteriorates faster, leaks sooner, and costs significantly more to maintain over its life. These are the four forces working against it.

Most Underestimated Risk

Blocked Gutters Cause Water Backup and Leaks

Debris accumulation in gutters and drainage points is the single most common — and most underestimated — cause of leaks in commercial and industrial buildings. When gutters are blocked, water backs up and ponds on the roof surface. It then finds its way through lap joints, around penetrations, and behind flashings — areas that are watertight under normal drainage conditions but were never designed to hold standing water. The resulting leak appears to come from the roof, when the actual cause is drainage failure. Regular clearing of gutters and drainage points is the most cost-effective leak prevention measure available.

Organic Growth Physically Damages the Roof Surface

Lichen, moss, and algae are not just cosmetic problems — they actively damage the roof surface beneath them. Lichen in particular produces organic acids that etch into metal coatings and sealants, while the root structures of moss physically lift and separate roofing materials at laps and seams. Left untreated, organic growth accelerates the deterioration of the roof surface, shortens the life of the coating system, and creates entry points for water — particularly after heavy rain dislodges established growth and exposes the damaged surface underneath.

Salt and Pollutant Buildup Accelerates Corrosion

In coastal and industrial environments, salt deposits and airborne pollutants accumulate on metal roof and wall cladding surfaces over time. Salt is highly corrosive to metal roofing systems — particularly in areas where the protective coating has worn or been scratched — and accelerates the rusting and pitting of exposed metal. Regular cleaning removes salt deposits before they have time to cause structural damage, and is a specific requirement of most manufacturers' warranties for buildings within a certain distance of the coast or industrial zones.

Most Warranties Require Cleaning to Remain Valid

Roof manufacturer warranties are not unconditional — they carry maintenance obligations, and scheduled cleaning is almost universally among them. Failure to maintain a documented cleaning program can result in a warranty claim being denied, even where the failure that caused it was a genuine product defect rather than owner neglect. CLEAN+ visits are documented and can be produced as evidence of compliance if a warranty claim is required, giving you the protection the warranty was intended to provide.

Four Cleaning Methods — Applied to the Right Problem

Not every roof needs the same treatment. We assess the roof's material, condition, and contamination before selecting the appropriate method — never a blanket approach that risks causing damage.

Pressure Washing & Soft Washing

High-pressure washing removes heavy soiling, dirt, and surface contamination — but applied at the wrong pressure or angle it can force water under laps, dislodge sealants, and damage coatings. Our licensed tradesmen select the correct pressure and method for the specific roof material, age, and condition — including soft washing (low pressure with chemical treatment) where the surface requires a gentler approach.

Debris & Gutter Clearing

The single most important cleaning task for any commercial or industrial roof — yet the one most commonly skipped between major cleaning programs. All loose debris is removed from the roof surface, gutters, valley gutters, downpipes, and drainage points. We check that water is flowing freely through the full drainage system before leaving the site — not just visually clearing the gutter opening.

Organic Growth Treatment

Lichen, moss, and algae require more than pressure washing to remove and prevent — the root systems of established growth remain after surface cleaning and regrow quickly without treatment. We apply a biocide treatment that kills the organic growth at the root and inhibits regrowth, combined with mechanical removal of established colonies. Treatment is selected to be compatible with the roof material and to avoid runoff risk to adjacent drainage systems.

Salt Deposit Removal

Salt deposits on metal roofing systems require targeted treatment — pressure washing alone does not fully remove salt crystals that have formed within the coating surface, and using the wrong chemical treatment can accelerate corrosion rather than prevent it. We apply a neutralising wash formulated for metal roofing systems that removes salt deposits without stripping or damaging the protective coating, followed by a clean water rinse to remove all chemical residue.

How CLEAN+ Is Delivered

Standalone Service or Integrated into PREVENT+

CLEAN+ works both ways — as a standalone cleaning service for customers who want a one-off or scheduled clean, or fully integrated into a PREVENT+ preventative maintenance program for customers who want everything managed together.

CLEAN+ Standalone

Book CLEAN+ as a one-off service or on a scheduled basis independent of any maintenance program. Suitable for customers who already have a maintenance contractor in place but want a specialist roofing tradesman handling the cleaning, or for assets that require cleaning but not a full preventative maintenance program.

Standalone CLEAN+ visits include a brief condition observation — if our licensed tradesmen notice anything during the clean that warrants attention, we flag it in a short written note provided after the visit. This is not a full roof condition report, but it means defects aren't overlooked while we're on the roof.

Option 02

CLEAN+ Integrated with PREVENT+

For customers on a PREVENT+ preventative maintenance program, cleaning is scheduled as part of the program — coordinated with maintenance visits so the roof is cleaned and maintained under a single program, by the same team, with a single point of contact managing everything.

Integrating CLEAN+ into a PREVENT+ program means cleaning is never overlooked between maintenance visits, warranty requirements are continuously met, and a single comprehensive roof condition report covers both the cleaning and maintenance outcomes after every scheduled visit.

A Cleaning Contractor and a Licensed Roofer Are Not the Same Thing

Most commercial cleaning contractors have no specific knowledge of roofing systems — they clean to a specification, not to a standard. The difference matters when you are cleaning a roof worth hundreds of thousands of dollars with components that can be damaged by the wrong pressure, angle, or chemical.
