ROOF RETROFIT

ANY ROOF RETROFIT PROJECT
RETROFIT  ·  Roof Remediation & Upgrade

When Repairs Are No Longer
the Right Answer

A roof that leaks in the same place repeatedly doesn't have a maintenance problem — it has a design or detailing problem. RETROFIT is Ideal Asset Maintenance's remediation and upgrade service: fixing the cause, not the symptom.

What is a Roof Retrofit?

Fix the Problem Once,
and Fix it Properly

A retrofit is not a repair. It is a planned remediation or upgrade of specific components of an existing roof or wall cladding system — designed to resolve problems that have proven resistant to repeated repair attempts, address design or installation defects, or upgrade the roof to meet changed building requirements.

The most common reason customers come to us for a retrofit is recurring leaks — situations where the same area has been repaired multiple times by multiple contractors, yet still fails after the next rain event. This is almost always a signal that the problem is not a maintenance issue but a design, detailing, or installation issue that requires a proper fix, not another patch.

All retrofit works are carried out by licensed roofing tradesmen against Australian Standards, manufacturer's installation guidelines, and industry best practice. Where the scope of works benefits from a condition report first, we recommend starting with a formal assessment — giving you a clear, documented basis for the works and protecting you if warranty or liability questions arise later.

Root Cause Diagnosis First

We identify why the roof is failing — not just where it is failing. Because we're licensed to open and re-seal roof components, we can access the details that surface-level inspections miss entirely.

Licensed Roofing Tradesmen

Every retrofit is carried out by licensed roof plumbers with hands-on installing experience. That means works are completed to the correct standard — not a general builder's approximation of what correct looks like.

Delivered in Live Environments

We regularly carry out retrofit works in live operational facilities — warehouses, schools, hospitals, and retail centres. Safety planning, staging, and site coordination are part of every project, not an afterthought.

Completion Report — Every Project

A written completion report with photo documentation is issued after every retrofit project — recording what was found, what was done, and how it was done, against Australian Standards.

When Repairs Aren't Enough

Six Signs You Need a Retrofit,
Not Another Repair

Knowing when to stop patching and start fixing properly — or when to get ahead of a problem before it happens — is the difference between managing a roof and running up a bill on one.

The Same Area Has Leaked More Than Once

If a repaired area has re-leaked — particularly if multiple contractors have attempted the fix — the underlying cause has not been addressed. Recurring leaks in the same location are almost always a design, detailing, or installation defect that requires remediation, not another sealant application. A retrofit replaces or re-details the failing component properly, so it doesn't come back.

The Roof Has Aged Past the Point of Effective Repair

When sealants, flashings, and penetration details are at or beyond their serviceable life, individual repairs become increasingly short-lived — and increasingly expensive relative to their benefit. A targeted retrofit of the most deteriorated components extends the life of the overall roof system without the capital cost of a full replacement, at a point when the rest of the roof still has usable life remaining.

Rooftop Equipment Has Been Installed or Changed

Every time HVAC equipment, solar panels, or other mechanical services are installed, repositioned, or replaced on a commercial roof, new penetrations are created and existing waterproofing is disturbed. If those penetrations were not properly detailed and flashed by a licensed roofing tradesman at the time of installation, they become a leak risk with the next significant rain event. A retrofit addresses those penetrations correctly.

Skylights Are Failing or No Longer Performing

Ageing or damaged skylights are among the most common sources of leaks and heat loss in commercial and industrial buildings. When polycarbonate panels yellow, crack, or their seals fail, the result is water ingress, excessive heat gain, and glare — all of which affect the occupants and the asset's energy performance. A skylight retrofit replaces the failing units and re-details the surrounding roof interface correctly.

A New Tenant Is Moving In and Needs to Modify the Roof

When a new tenant takes over a commercial or industrial building, their operational requirements often mean new penetrations, equipment installations, or modifications to the existing roof system — mechanical intake points, exhaust vents, conduits, communications equipment, and more. If those modifications are made by the tenant's trades without a licensed roofing contractor managing the roof interface, the result is almost always a leak risk, a warranty issue, or both. We coordinate the roofing scope of tenant fitout projects to ensure every modification is correctly detailed and watertight from day one.

You Want to Upgrade the Roof for Better Performance

Not all retrofit projects are about fixing something broken. Some asset owners proactively upgrade their roof system — replacing ageing or underperforming components with improved products that deliver better thermal performance, reduced heat gain, improved light quality, or enhanced durability. If your roof is approaching or past mid-life but still has useful years remaining, a targeted performance upgrade can significantly extend its serviceable life and improve the building's operating performance without the capital cost of a full replacement.

What We Do

Six Retrofit Services — Each Addressing a Different Situation

Our retrofit scope covers the most common remediation, upgrade, and coordination requirements for commercial and industrial roof and wall cladding systems.

01

Recurring Leak Remediation

For roofs where reactive repairs have repeatedly failed to resolve the same leak — we diagnose the true cause of the failure, scope the correct remediation, and carry out the works to a standard that holds.

Because we are licensed to open roof components and re-install them correctly and watertight, we can access and address detailing failures that are invisible from the surface — the most common reason repeated patching fails to solve a recurring leak.

What's Included
  • Root cause diagnosis — visual and intrusive inspection
  • Assessment against Australian Standards and manufacturer guidelines
  • Scoping of required remediation works
  • Re-detailing of failing flashings, penetrations, or lap joints
  • Re-sealing and re-securing to correct standard
  • Photo-documented completion report
02

Skylight Upgrade & Replacement

Ageing skylights are among the most common sources of leaks, excessive heat gain, and glare in commercial and industrial buildings. When polycarbonate panels crack, yellow, or their seals deteriorate, the waterproofing integrity of the surrounding roof interface is also typically compromised.

We replace failing skylight units and re-detail the roof interface correctly — ensuring the replacement is watertight, compliant, and properly integrated with the surrounding roof and wall cladding system.

What's Included
  • Condition assessment of existing skylights and surrounds
  • Removal of failing or end-of-life skylight units
  • Supply and installation of replacement skylights
  • Re-detailing of roof interface and flashing to standard
  • Re-sealing all penetrations and connections watertight
  • Photo-documented completion report
03

Penetration & Flashing Remediation

Penetrations — the points where pipes, conduits, HVAC ducts, and other services pass through the roof — are the most common source of water ingress in commercial and industrial buildings. When they are incorrectly detailed at installation, or when third-party contractors disturb them during equipment servicing, they become a persistent leak source that sealant alone cannot permanently fix.

We remediate failing penetrations and flashings by re-detailing them correctly — removing the incorrectly installed components and replacing them with compliant, properly flashed and sealed alternatives.

What's Included
  • Intrusive inspection of all identified penetration points
  • Removal of non-compliant or failed flashing details
  • Installation of correctly specified replacement flashings
  • Re-sealing to manufacturer guidelines and Australian Standards
  • Assessment of surrounding roof for associated damage
  • Photo-documented completion report
04

Rooftop Equipment Retrofit

When HVAC systems, solar panels, communications equipment, or other mechanical services are installed or replaced on a commercial roof, the roof's waterproofing system must be correctly modified to accommodate them. This is frequently not done properly — because the installing trades are not licensed roofing contractors.

We coordinate the roofing scope of rooftop equipment installations and retrofits — correctly detailing all new penetrations, flashings, and equipment bases so that the roof system remains watertight and compliant after the equipment works are complete. We act as a single point of contact for the roofing component of the project, coordinating with the other trades involved.

What's Included
  • Pre-works dilapidation inspection of roof condition
  • Roofing scope definition for equipment installation
  • Correct detailing of all new penetrations and equipment bases
  • Co-ordination with mechanical, electrical, and solar trades
  • Post-installation waterproofing check and sign-off
  • Photo-documented completion report
05

Tenant Fitout & Third-Party Trade Coordination

When a new tenant moves into a commercial or industrial building, their fitout almost always involves modifications to the roof — new penetrations for mechanical services, exhaust vents, conduits, communications equipment, and more. If those works are carried out by the tenant's trades without a licensed roofing contractor managing the roof interface, the roof's warranty can be voided and leak risk introduced from day one.

We coordinate and carry out the roofing scope of tenant fitout projects and third-party trade installations — ensuring every penetration is correctly detailed, properly flashed, and sealed watertight to Australian Standards and the roof manufacturer's installation guidelines. Asset owners and facility managers engage us as a single point of accountability for the roof interface across the full fitout or installation program.

What's Included
  • Pre-works dilapidation inspection and condition record
  • Roofing scope definition for the fitout or installation
  • Correct detailing of all new penetrations and equipment bases
  • Co-ordination with mechanical, electrical, solar, and other trades
  • Compliance with manufacturer's installation guidelines
  • Post-completion waterproofing check and sign-off report
06

Performance Upgrade Retrofit

Not every retrofit is a response to a problem. Some asset owners proactively upgrade specific roof components with improved products to enhance thermal performance, reduce heat gain, improve natural light quality, or extend the serviceable life of the overall system — without the capital cost of a full roof replacement.

We assess the current performance of your roof system against your operational requirements and recommend targeted upgrades — from high-performance skylight glazing and ridge ventilation systems through to improved insulation solutions and re-coating options for metal roofing. All upgraded components are specified and installed to Australian Standards and manufacturer guidelines, with a completion report issued on conclusion.

What's Included
  • Current performance assessment against operational requirements
  • Recommendation of suitable upgrade products and systems
  • Supply and installation of upgraded components
  • Correct integration with existing roof system
  • All works to Australian Standards and manufacturer guidelines
  • Photo-documented completion report

Every project, without exception
Why Choose Ideal Asset Maintenance

Retrofit Work Done by Roofing Specialists — Not Generalists

The quality of a retrofit is only as good as the tradesperson doing it. Here's what makes IAM the right choice for commercial and industrial retrofit projects.

Licensed Roof Plumbers Only

Every technician we put on your roof holds a roofing licence. That matters for retrofit works because correct detailing requires an understanding of how the roof was built — not just how to seal over the top of a problem.

Intrusive Inspection Capability

We can open roof components and re-install them correctly and watertight — something most contractors cannot do to standard. This is essential for identifying the true cause of a recurring leak, and for completing a retrofit that actually holds.

Completion Report Every Time

Every project is followed by a written completion report. This gives you a documented record of the works for your asset register, insurer, or future maintenance contractor — and it holds us accountable for the standard of work completed.

Live Environment Experience

We regularly complete retrofit works in operational hospitals, schools, warehouses, and retail centres — environments where safety staging, minimal disruption, and clear communication are non-negotiable. We plan around your operations, not the other way around.

Australian Standards & Best Practice

All retrofit works are assessed and completed against the relevant Australian Standards, manufacturer's installation guidelines, and industry best practice — giving you works that stand up under scrutiny and documentation that supports any future warranty claim.

Cm3 Certified & Fully Insured

We carry Cm3 safety certification and $20M public liability and $10M professional indemnity insurance — meeting the compliance requirements of large asset owners and facility management teams before works begin.
