What to Ask Before Choosing a Commercial Roofing Contractor

Selecting the right contractor for a commercial or industrial roof is a significant decision. These are the key criteria worth checking — and how Ideal Asset Maintenance stacks up against each one.

What is their safety record and how do they manage WHS on site?

A contractor working at height on a commercial or industrial roof carries significant WHS obligations — and so does the PCBU (business or asset manager) who engages them. Ask for evidence of their safety management system, their incident history, and the platforms they use to manage contractor safety compliance before they set foot on your roof.

Are they licensed roofing tradesmen — or general builders?

This distinction matters more than most asset managers realise. A licensed roof plumber can open roof components, carry out intrusive inspections, complete repairs correctly, and re-seal everything to Australian Standards and manufacturer guidelines. A general builder cannot do this to the same standard — and using an unlicensed contractor for roofing work can void manufacturer warranties and create liability if something goes wrong.

Many commercial asset owners and facility management platforms require contractors to hold minimum levels of public liability and professional indemnity insurance before they can be approved for site access. Check these figures against your own procurement requirements — and ask to see certificates of currency, not just assurances.

Do they carry out intrusive inspections, or only surface-level assessments?

The source of a roof leak is frequently not where the water appears. Accurate diagnosis often requires opening roof components — lifting flashings, inspecting laps, accessing penetration details — to find the true point of failure. Most building consultants cannot do this because they are not licensed to open and re-seal roof components to the required standard. Verify whether your contractor can carry out and certify an intrusive inspection before engaging them for report or repair work.

Do they conduct a physical site visit before quoting?

A roofing quote without an on-site assessment is not a reliable quote. The actual condition of the roof, its access requirements, the complexity of the system, and the scope of the defects can only be properly understood from a site visit. Contractors who quote from photographs or descriptions alone frequently revise pricing upward once they see the actual conditions — which is avoidable if the assessment happens first.

Do they provide a written report after every visit?

A contractor who attends your roof without providing written documentation of what they found and what they did gives you nothing to stand on if a dispute arises later — with them, with a previous contractor, or with an insurer. Are they willing to put everything in writing?

A contractor who is reluctant to commit their scope, findings, methodology, and recommendations to writing should be treated with caution. In commercial roofing, the paper trail — scope of works, compliance certificates, post-repair reports, and condition assessments — is what protects you in disputes, insurance claims, and warranty situations. Verbal assurances have no value when something goes wrong.
