Independent Roof Reports
You Can Rely On
Certified assessments for asset owners, facility managers, builders, and buyers — delivered by licensed specialists with over 30 years of commercial roofing expertise.
Know Exactly What You're
Working With
A report from the same contractor who installed the roof has an obvious conflict of interest. Ideal Asset Maintenance operates as your independent specialist — we have no stake in the outcome, only in giving you an accurate, defensible picture of your roof's condition.
All our reports are prepared against Australian Standards, manufacturer's installation guidelines, and industry best practice — giving you findings that are technically defensible, whether you're managing an asset, negotiating a settlement, or holding a contractor to account.
Critically, our reports are conducted by licensed roofing tradesmen — not building consultants. Because we are licensed to open roof components and re-install them correctly and watertight, we can perform both visual and intrusive inspections where required. This is something most consultants simply cannot offer, since they are not licensed to open the roof and re-install to standard. Our practical experience as an installing contractor means we understand the details of how a roof should be built — and we know exactly what to look for when something has been done incorrectly.
We've delivered roof reports for private hospitals, university campuses, major shopping centres, aged care facilities, government buildings, and national distribution centres. Our clients return because the findings hold up under scrutiny.
Licensed Roofing Tradesmen — Not Consultants
Our reports are conducted by licensed roofing tradesmen with hands-on installing experience. We understand how a roof should be built, which means we know exactly what to look for when something has been done wrong.
Visual & Intrusive Inspections
Because we are licensed to open roof components and re-install them correctly and watertight, we can conduct intrusive inspections where required — something most consultants cannot offer since they are not licensed to open and re-seal the roof to standard.
Prioritised Rectification Plan
Every report includes a leak risk matrix that categorises defects by urgency and scale of works — giving you a clear, prioritised action plan to inform asset planning and budgeting over the next five years.
Based on Australian Standards & Best Practice
All findings are assessed against the relevant Australian Standards, manufacturer's installation guidelines, and industry best practice — so the report holds up whether it's used internally, shared with insurers, or relied on in a dispute.
$10M Professional Indemnity
Every report is backed by $10M professional indemnity insurance — giving your legal and procurement teams the assurance they need.
Six Specialist Reports — Each Built for a Different Situation

Roof Condition Report
A comprehensive on-site assessment of your roof's current condition — from membrane integrity and penetration detailing to drainage performance and corrosion risk. Findings are rated by leak risk level and urgency, so you know exactly which areas need attention now, which can wait, and what to budget over the next five years.
Ideal for annual asset reviews, portfolio planning, insurance renewals, or any time you need a defensible baseline record of your roof's condition.
What's Included
- Full on-site roof inspection by licensed specialist
- Leak risk matrix — each defect rated by urgency and category of works
- Marked roof plans showing exact defect locations
- Photo-documented findings with online album
- Prioritised rectification plan to inform 5-year asset planning
Pre / Post Acquisition Report
Completed before property settlement, a Pre-Acquisition Report gives buyers a clear, independent picture of the roof's current condition — protecting them from inheriting costly defects they were not told about. Post-acquisition reports establish a baseline record after the transaction closes.
Often requested by commercial property lawyers, fund managers, and buyers' agents as part of due diligence. Our reports are written in plain language that legal and finance teams can act on directly.
What's Included
- Pre-settlement on-site roof inspection
- Current condition assessment against install standards
- Identification of existing defects and warranty status
- Leak risk matrix by urgency and category of works
- Remaining serviceable life assessment
- Written report suitable for legal and finance review
Dilapidation Report
A photographic and written record of your roof's condition immediately before construction, fitout, or equipment installation begins — and again once works are complete. If damage occurs during a project, a dilapidation report is the evidence that determines who is responsible and prevents costly disputes between owners, builders, and tenants.
We regularly complete dilapidation reports for rooftop mechanical, electrical, plumbing, and solar installations on live commercial and industrial sites.
What's Included
- Pre-works on-site condition inspection
- Photographic record of all existing conditions
- Marked roof plans noting pre-existing defects
- Post-works inspection and comparison report
- Clear documentation of any new damage caused
- Delivered to all relevant parties in agreed format
Peer Review Report
When a roof has just been installed or repaired and you want independent confirmation it meets Australian Standards and manufacturer specifications — before you sign off and release final payment — a Peer Review Report gives you that assurance. Findings are benchmarked against the relevant Australian Standards and the manufacturer's installation guidelines.
Also used to hold contractors accountable for defective work within the defects liability period, and to support warranty claims where an installer disputes responsibility.
What's Included
- On-site inspection of completed works
- Assessment against Australian Standards
- Assessment against manufacturer install guidelines
- Non-conformance findings with photographic evidence
- Recommendations for rectification by the contractor
- Written report suitable for legal or warranty purposes
Leak Inspection Report
If you have an active, intermittent, or recurring leak that previous contractors have failed to fix, a Leak Inspection Report diagnoses the root cause — not just the most obvious symptom. We use ITP water testing and systematic elimination to trace the exact source, which is often not where the water appears internally.
A correctly diagnosed leak report also gives you leverage when holding an installing contractor or a previous repairer accountable for work that has failed prematurely.
What's Included
- On-site investigation of leak source
- ITP water testing where required
- Root cause diagnosis — not just symptom reporting
- Assessment against Australian Standards
- Photographic documentation of all findings
- Prioritised rectification plan by leak risk and category of works
Height Safety Re-certification Report
Under SafeWork NSW regulations, all roof height safety systems — anchor points, static lines, edge protection, and ladders — must be inspected and re-certified by a competent person every 12 months. Failure to maintain current re-certification certificates exposes your organisation to fines, regulatory action, and serious liability if an incident occurs.
Our re-certification reports are compliant with the SafeWork NSW Code of Practice for Managing the Risk of Falls at Workplaces (updated May 2026) and the relevant Australian Standards for each system type.
What's Included
- Annual on-site inspection of all height safety systems
- Load and integrity testing of anchor points
- Assessment against current SafeWork NSW Code of Practice
- Compliance certificate for each system inspected
- Non-conformance findings with rectification actions
- Scheduled reminder for your next annual re-certification
